¨ Conduct real estate due diligence, physically visit search area
¨ Conduct land use / zoning due diligence and review zoning code
¨ Determine zoning contact person, schedule and attend pre-application meeting
¨ Obtain and review USGS, assessor's, and zoning maps
¨ Prepare Site Candidate Packages and include all required and available documentation
¨ Frame and manage potential landlord's expectations regarding lease negotiation

Site Acceptance
¨ Secure site acceptance form
¨ Obtain approval regarding rent and lease terms
¨ Prepare deal memo for lease terms
¨ Conduct and facilitate on-site meetings
¨ Order and review preliminary title report
¨ Confirm receipt of all exception documents, vesting deed and tax certificate
¨ Schedule, manage and lead site design design walk
¨ Coordinate other vendors and utility representatives at site design walk

Lease Negotiation
¨ Conduct negotiations in accordance with Client lease standards
¨ Proactively manage, address or escalate the business or legal issues which surface
during negotiations
¨ Obtain and provide legal consultant with signing authority documentation
¨ Distribute and track subordination agreements
¨ Expedite landlord execution and return of lease documents
